Extensions

Adding to your home can be an exciting an exciting and rewarding project; additional bedrooms, bathrooms and living areas not only enhance the functionality and capital value of your home, but also improve your quality of life.  Extensions provide the perfect opportunity to achieve these benefits if you have room to build outwards and extend your floor space.

When planning your extension project, some aspects to consider include:

Council requirements:
  •  Ground coverage regulations are in place regarding the percentage of your land which must be permeable - meaning undeveloped and uncovered.  This figure will vary depending on your specific property and plans.
  •  Also, ensure you are aware of what is underneath your prospective site area.  Permits are required to undertake building projects over existing services such as storm water drains and sewage lines.

Ease of access:
  •   Are contractors going to be able to access your site with relative ease?  Will there be adequate space for the required vehicles and tools to be brought on site when needed?
  •  In terms of health and safety, the ease with which your site can be restricted to those with authorised entry, if so required, is of equal importance.

Positioning:
  • In planning your project, consider the positioning of your extension and how you can best utilize the sun and the northerly aspect.

Materials:
  • Are you looking to match the style and materials used in the existing house for aesthetic value, or will your addition be completed in a different style?  Keep in mind that extensions constructed with different materials can still be complimentary!

Upgrades:
  • While planning your extension, consider whether it may be time to upgrade certain elements of your current dwelling.  Your upcoming renovation provides a great opportunity for the installation or upgrade of existing  joinery, fittings, lighting or flooring, which will further enhance your home.
