Design

Good design and planning are key to a successful renovation. Before starting any renovation project, Licensed Renovations will guide you through the important steps of designing and planning the transformation to your home. Key to this is the knowledge and experience to assess your design requirements relative to your budget and expectations.

Initial visit
During the initial visit, Licensed Renovations will discuss your vision and expectations for your renovation and perform a site inspection to assess any apparent construction or technical issues which may affect your project.

Concept drawings
Next, we will help you translate your ideas and preliminary concepts into sketches which will show how your ideas would look once your house has been renovated, remodelled or had extensions added. We can also work from your own concept plans. At this stage we can look to provide you a preliminary budget.

Architects plans
Our architect (or yours) will then meet with you to discuss how your house can be modified or improved to suit your changing needs or lifestyle, and to further discuss your budget for the materials and design work. The architect will prepare some optional floor layouts or recommend how new spaces can be created to blend into the structure and feel of your existing house.

If you have already sourced your own architect’s plans, we are more than happy to work from your designs, or provide advice on modifications to enhance your current design, should you need it.

Once you have approved the initial architect’s plans, a full set of Architectural Plans can be produced, typically including details of construction materials and methods, plus specialised plans for drainage, plumbing and electrical work. These plans will be submitted for council approval and will also be used by our builders to finalise their construction quote. The approved plans will then be used for our building team and specialised trades to work from.

Build

Construction is the most exciting part of creating your dream renovation, as you watch your ideas and concepts take shape.
